Report a repair

Find out which repairs are your responsibility to fix, how to request a repair and how to give someone else permission to request repairs on your behalf.

Your repair responsibilities

You are responsible for some repairs to your property. These include:

  • blockages that you have caused to any kitchen or bathroom waste system
  • testing battery-powered smoke and carbon monoxide detectors
  • toilet seats
  • replacing light bulbs
  • appliances such as washing machines, tumble dryers, or dishwashers
  • some simple boiler faults

Fences

It is your responsibility to repair, maintain and replace fencing and gates to your home.

We will always consider health and safety risks and individual circumstances when dealing with fencing requests.

Damp and mould

We can assess cases of damp and mould to identify any health and safety issues and take appropriate action to deal with the problem.

You can report damp and mould issues by emailing DandMteam@leeds.gov.uk. Make sure to include:

  • your name
  • your address
  • a contact number
  • a brief description of the problem
  • photographs of the problem

The team will assess your report and aim to call you back within 5 working days to agree next steps with you.

If you have a smart phone, we may request a video call with our team so we can fully understand the problem.

Window repairs and safety

It is important that windows are kept well maintained and that you understand window safety issues.

Window repairs

If your windows are defective in any way, including the window restrictors or window handles, you must report any faults to us immediately on 0800 188 4000 or 0113 376 0410.                         

We treat all window repairs as a priority.                         

Window safety

To ensure your windows are safe for you and others, and to help prevent serious accidents that could lead to a death, you should:                       

  • think about where you put your furniture or other items that can be climbed on and be aware of the risks to young children if this can’t be avoided
  • never leave young children alone and unsupervised when there are open windows they could access and potentially fall out of
  • check window restrictors are in place and working for all accessible windows over 3 storeys that are not protected by a balcony or walkway on the other side
  • re-engage the window restrictor after you have opened the window for ventilation and check that they are working
Never attempt to alter or remove the restrictors or paint over your windows.

How to request a repair

When you request a repair we will ask you for:

  • your name, address, and phone number
  • times you will be at the property to let a contractor in
  • personal information to confirm your identity, for example your date of birth
Someone over the age of 18 will need to be in the property to let the contractor in, or it will be cancelled and you will need to arrange a new appointment with us.

Who has permission to report repairs

Only the person or people named on the tenancy agreement can request repairs for a property, unless they give someone else formal permission. This is also known as advocate consent.

You can't request emergency repairs online.
